Can I request a showing from the listing agent free of charge?

Yes, the listing agent is obligated to sell the property to any willing buyer regardless of representation. If they tell you that you need to sign a Buyers Broker Agreement in order to see the home, that is a false statement. Their Brokerage may require a Touring or Showing Agreement which is acceptable in most cases.

Can I still ask the seller to pay for Savvy Buyer's $500 closing fee?

Yes, you can make your offer contingent on the seller paying our $500 closing fee.

If the seller is offering a buyers agent commission, does Savvy Buyers get keep the difference?

No, we will only collect the $500 flat fee at closing. But buyers can always request a credit from the seller in lieu of having to pay their agent’s commission.

If I end up not purchasing a home with Savvy Buyers, will I still have to pay the $500 flat fee?

No, you will not have to pay the $500 flat fee if you do not end up closing on a transaction.

Does Savvy Buyers use the same contract documents as most other Realtors use?

Yes, Savvy Buyers Realty is a member of the National Association of Realtors and uses the same contract documents which are written in conjunction with the State BAR.
